Certification tiers: Certified (40–49 points), Silver (50–59), Gold (60–79), Platinum (80+). Energy credits require a minimum HERS index and reward efficiency above the ENERGY STAR baseline. Materials credits reward FSC-certified lumber, recycled content, and regional sourcing. Indoor environmental quality credits reward low-VOC paints, ASHRAE 62.2 mechanical ventilation (HRV/ERV), and enhanced filtration. A LEED-accredited Green Rater must verify compliance during construction. LEED is appropriate for clients seeking the most comprehensive third-party sustainability verification — more documentation-intensive than ENERGY STAR, but covering more dimensions of sustainability.
