Design-bid-build: owner hires designer, who produces CDs, then owner solicits contractor bids. The designer and contractor have separate contracts with the owner; no cost or constructability input during design. Cost reality arrives at bid time — after all major decisions are locked. Design-build: a single entity (or integrated team) provides both design and construction services. The contractor is in the room during design, providing cost and constructability input at the point where design decisions are made. Changes cost nothing at SD and hours at DD; they cost weeks after CDs are complete.
